The contract is flexible and very friendly. A student housing rental contract is managed that includes all services and benefits and is governed by rental law 820 of 2003. The Coexistence Manual is part of the contract. It is signed between ESSTUDIA and the father, mother or responsible adult and is also signed by the Resident. We do not ask for co-signers, promissory notes or vouchers. The duration of the contract is chosen by you, the minimum time is 4 months (except for the intersemester season which could be shorter).

You should keep in mind that the longer the contract lasts, the monthly rate will be lower. In annual contracts you must pay for 12 months of the year, but you will have your room guaranteed that entire year. In short contracts, the monthly rate is higher but you do not pay for the months that you are not in Esstudia and therefore you must vacate your room to hand it over to Esstudia for those months that you do not pay. Each resident has the right to 4 nights in which they can have a guest staying overnight in their room. The financial part is also reviewed, the income supports that you have presented and queries are made in risk centers to know your credit history or that of the person responsible for payment. Some people may not be admitted due to the financial analysis, the security study or for other reasons.
