You can apply in advance to secure your space, and once the contract is signed, your room is separated. You start paying in the month that begins the validity of the contract.

The contract is flexible and very friendly. A student housing rental contract is managed that includes all services and benefits and is governed by rental law 820 of 2003. The Coexistence Manual is part of the contract. It is signed between ESSTUDIA and the father, mother or responsible adult and is also signed by the Resident. We do not ask for co-signers, promissory notes or vouchers. The duration of the contract is chosen by you, the minimum time is 4 months (except for the intersemester season which could be shorter).
You should keep in mind that the longer the contract lasts, the monthly rate will be lower. In annual contracts you must pay for 12 months of the year, but you will have your room guaranteed that entire year. In short contracts, the monthly rate is higher but you do not pay for the months that you are not in Esstudia and therefore you must vacate your room to hand it over to Esstudia for those months that you do not pay. Make your own calculations according to your study plan and apply for the option that best suits what you need.
If you do the math correctly you will come to the conclusion that our rates are quite competitive and in reality they are not higher. We recommend that you include in all options the same benefits that Esstudia offers you and that you give special value to some things that you cannot always assign a price to, such as your security (surveillance and fire and access systems) or privacy, having a single room or the convenience of paying for all services in a single bill.
If you are comparing us with a conventional apartment, remember to add to that apartment the public services, the dedicated internet, the weekly cleaning, the cable television, the medical assistance, the staff, the surveillance, the laundry, the gym, but above all, remember to add the food (applies to Bogotá) of the quality that Esstudia offers you, the support spaces that are at your disposal without leaving home (study rooms, games room, terrace) and the tranquility that a formal company with experience and with a national operation like Estudia that is providing you services.

The monthly rate for the Bogotá headquarters includes 8 washing cycles (washing or drying) per month which you can use whenever you want in the building’s laundry area. If you need more cycles you can buy it online at the laundromat.
Yeah. Water, energy and gas utilities are included in the monthly rate with a consumption limit. For the months that you exceed that limit, you must pay the excess.
It is billed monthly electronically on the first 3 business days of the month. You can pay the first 10 days of the month with a discount for prompt payment or from the 11th to the 30th of the month with the full rate. The invoice is issued with a barcode for physical payment at banks or you can make the payment online from the button on the Esstudia website. We do not accept credit card or cash payments at the venues.
No. The contract is signed only by the resident (university student) and the person responsible for payment (dad, mother, family member who will be responsible for the payments). Due to the financial and security analyzes we perform, our average response time is 48 hours. However, in special cases it could take a few hours or also in high season, with peaks in requests, it could eventually take a little more than 48 hours.

The resident authorizes the entry of his visitors, visiting hours are from 6:00 am to 4:00 am from Sunday to Sunday. After 4:00 am it will be counted as one night’s accommodation. Each resident has the right to 4 nights in which they can have a guest staying overnight in their room. This guest can be their parents (one person at a time) or a third party authorized by the same resident if they are of legal age or authorized by the residents. parents when the resident is a minor. In the event that the guest who is going to stay is a minor, they must bring written authorization from their corresponding parent. From the 5th night onwards it will cost $50,000 each for accommodation without food.

No. At Estudia we always think about your safety and peace of mind, so all people who submit a residency application go through a security analysis by the Estudia administrative staff with special procedures that allow us to get to know all our residents. The financial part is also reviewed, the income supports that you have presented and queries are made in risk centers to know your credit history or that of the person responsible for payment. Some people may not be admitted due to the financial analysis, the security study or for other reasons.

Yeah. Like all contracts, our contract has exit clauses for both parties that allow the contractual relationship to be terminated early. For this early termination, certain conditions and fines apply that you can find out in the document before signing. No. Esstudia does not ask for any type of deposit with the start of the contract. You should keep in mind that the contract includes a clause where you agree to pay for any damage you do to your room or the common areas. At the beginning of your contract, the room is delivered to you in perfect condition and a document is signed to record this delivery. Periodically and also before your final departure from the residence (checkout), Esstudia staff inspect your room and inform you of any anomalies they find such as possible damages you have caused. Remember that you must pay for the damages and be up to date on payments for any reason to leave the building (checkout).
